Hi @Jay Maier! We used hard money to fund this deal and as a result, it was a no money down deal. This took us 4 weeks to complete, and we did the rehab ourselves. Yes to partners - there's 3 of us. It was on the market for about 2 weeks before we received our offer. This deal was in north-central Wisconsin.

I appreciate the insight @Jody Sperling! Good to know you've seen 4.25%. We've used the same lenders and maybe to our fault, have not shopped around, so wanted to gain an understanding of what others are experiencing. Smart move!
