4 residential units, 1 commercial unit. The commercial unit is separately metered and has its own furnace. It's plenty large enough to convert into a residential unit if need be down the road.

How did you finance this deal?

With 20% down (40k), the seller's financed 20k on a 3 year balloon, and we raised an additional 10k from friends&family. That allowed us to only put 10k into the deal and still cash flow $133/unit.
