see on this photo where it says AIR RETURN? my AIR RETURNS are all over the place and look like AIR REGISTERS. does this make logical sense?

Im looking at my furnace, and I see which way the air is blowing....based on the direction of the filter AND the fact that the filter air arrows are pointing towards the furnace.

BUT...when I follow the ductwork, it looks like the air is getting sucked in from other vents that should have air blowing out of.

It looks like this: AIR VENTS <- FURNACE <- FILTER <- DUCT WORK <- AIR VENTS

That makes no logical sense to me. This is a old house...and I can provide photos.

It was a small bit under a window sill on the concrete floor in basement. We couldnt find where it came from. We are totally clueless. No, it didnt look to be leaking.

We were vacuuming when my boy came across it.

Any ideas? I do have a video. Ill post if requested.

I'd take out the wall between the LR and family room. Open that sucker up!

Huge fireplace in the way. Maybe Ill come up with something that wont cost too much.

Hi Eron,

Some of my thoughts (if I were re-doing it for myself) vs to make a profit on it.

Good Luck!

Thanks for that floorplan update. I considered opening everything up...but...that huge fireplace is in the way. And it goes all the way to the basement. Aint no way Im paying to have that removed. I think Ill remove the bricks around the perimeter of the fireplace, so it would be just straight from ceiling down to the floor, but thats it. I dont think that should cost me much. Ill have to consult with a pro first though. Also considered removing the walls but leaving the wall behind the first place up. Not sure whats best so I havent made any moves/decisions on this. First i need to get this kitchen done so I can up the value of this place. Then Im moving to the other areas.

First question is does the current layout work?  I don't see a problem with it.  You could add a pantry next to the fridge.

The drawing with the galley style layout (fridge in corner and two counter tops along each wall) works provided you have space to eat elsewhere. I'd leave the fridge in the corner-make sure there is space to open the door or get a wider fridge later on.  Having a nice long stretch of counter space is always nice.

You said money is tight, so anything you do moving the sink, stove or fridge will add to the cost to move plumbing and electrical.

Oh yeah, there would be a place to eat to the west of the kitchen or...in the room to the south of the kitchen. Ill try to not move the appliances. I really got to stop acting like Im not on a tight budget. Most of this stuff Ill do myself, with major guidance from all my sources and from my boy who had built some houses.

Why would you want to change the kitchen layout? Looks like it works really well. Make that family room the dining room and its kind of perfect. The area you have as living/dining can be an extra bed and common sitting/office.

You could add shelves with/or a breakfast bar along the empty wall to give it completeness and more functional space and modern look and maybe add lights over the L that makes the room barrier.

Since you have water running to that laundry room see if you can put a quarter bath in there along with the washer/dryer. Will help keep the layout on that floor flexible for different uses by having a guest be able to use the bath.

I'd spend the money there rather than shoehorn in an island.

1) Why change? Current kitchen feels super crammed and small.

2) Creating a new room there where the living/dining room is could work, but see...this main level already had 4 bedrooms, and 2 in the basement. Im all roomed out! LOLL...

3) So youre saying, keep the same original layout, but just extend the counters to the right? Hm, might not be a bad idea. Ohhh, now I think I get what youre saying about the bathroom. (i came back to this question after i had typed the answer to #4). I could maybe put the half bath where the pantry is...and just move the pantry out of that laundry area? Im still having trouble wrapping head around having to walk thru the kitchen to goto the 1/2 bath.

Since Im on a tight budget, yeah I do think getting rid of the island and maybe keeping that L shape might be best. Or maybe I could just put the stove on the island, at the same spot as the L, then I dont have to move the stove wiring. I believe Ive seen some islands with the stove on them, no? No, that garage area is no longer a mudroom area. That door to the garage will be walled...b/c there is no steps there. Youd fall to your death if you walk out that door. LOLL.

These are things I will consider.

Hey Eron,

I've kind of skimmed through the prior posts, and I agree with a lot of what was already said. I'm a General Contractor in Idaho and specialize in the design process with clients to really nail down a great remodel.

I think for your kitchen the last drawing you posted is great. Just a couple questions:

What type of door do you have from kitchen to laundry room?

What type of door do you have from laundry room to garage?

Also if you are wanting some sort of an island you could look at combining your first posted drawing with the most recent one, but the section you had the stove in the island in the first drawing do a half bar with seating on the back side and that top of the counter being higher than the kitchen side counter space. It's kind of difficult to explain via text but I may have some pictures from a previous remodel I have done in the past. It creates a really cool 'modern' eat-in area.

Trystan

both are 2' 6" ft doors

oh i understand what those type of counters are like. i updated it a bit. is this what you meant? or..

not drawn exactly to scale. just rough drafts here. for example...the left of the counterspaces...is a bit off. i think they should line up...but they will...and im not sure exactly where those windows are...but im not too far off.
