You did not provide enough information about your tenant's intentions. Many times, to get a tenant out, I call or visit the tenant and ask them what their plans are to move out. If I am really anxious to get the tenant out I pay them  $500 for a promise they will be out on an exact date. Sometimes, I promise to give them back their deposit with no inspection. If you really want the place fast then is should be worth a little cash that you can recover by getting the tenant out quicker.

Her movers cancelled on her yesterday and were rescheduled to today. I’d like the property tomorrow since my handyman is off tomorrow but she has junk removal scheduled for tomorrow. Told her we could do it for cheaper.

Hi everyone,

I'm taking over a property after previously having it on property management. The tenant gave a 60-day notice which made yesterday the last day but is still occupying the property. The lease does not mention anything about holdover.

Besides charging prorated rent, is there anything else I can do? I'm currently on a tight schedule to get this property turned over to make ready.

Hi everyone,

New to this forum! I recently had tenants move out a home we had under property management. I checked the mail yesterday and there was a utility bill under my name for $520. As for as I know, it was up to the property management to make sure the names on the utilities were changed to the tenants name since they changed them on one of my other properties.

I contacted the property management about the bill and they told me to contact our utility provider. Does anyone have any sort of advice?
