John Winston you make a good point. I put no effort in at all except to meet with my advisor every once in a while. What I like about real estate vs stocks is I feel I have more control and cash flow. And at the end of the day, the biggest argument I have for RE vs stocks is like what I said before: a stock that's worth zero is useless to me and an asset, if market value was zero (which I can't imagine happening), if managed correctly will still be worth something to me and net cash flow. Most people I know that invest in real estate are hands off once the deal closes.

But, I do not know enough about the stock market to speak about. I tried it for a year and broke even (2008-2009) It was a very small amount of money just to see if I could really do it and the criteria I thought would be a good investment doesn't make since in the world of stocks apparently lol

I have some money managed professionally and have had a 9% return overall the past two years. When I compare that to RE investments, RE kills it! The way I look at it is this - a stock, if it becomes worth $0 is worth $0. A RE investment, if it was to be worth $0, it still produces money. I can't think of any other investment that can compete. Can you all?
