Some leases explicitly say, no installation without landlord's permission. I offer to help our tenants, to ensure they're installed correctly - not damaging the frame, or draining improperly. I also know one landlord who only allows the type that stand inside and vent out the window - she doesn't allow window installation.

I don't think you could get $1800 for a 3 bedroom. Which street? Neighborhoods in Worcester can vary from block to block...

It's possible to replace the parlor heaters and kitchen stove with gas-fired space heaters as well. Although they're kind of ugly and may not work in every kitchen configuration. 

Keep your market in mind as well. If you can get strong rents, maybe set yourself apart from your competition and install FHA plus central air.

Congratulations, Phil! As the listing broker, I think we can say this happened due to BP. The seller did not want the property in MLS, so I reached out to agents that I know who work with investor buyers - one of whom was Brian Allen, who you had a relationship with due to the site. Good demonstration on how BP can work!
