Single-family residence buy & hold investment in Pleasant View.

Purchase price: $355,000

We used a VA loan to purchase this SFR. With $0 down, we have already watched it appreciate by more than $70,000.

What made you interested in investing in this type of deal?

Taking advantage of an appreciating market!

How did you find this deal and how did you negotiate it?

I bought it directly from the builder before it hit the MLS.

How did you finance this deal?

VA loan

How did you add value to the deal?

Nothing! We just lived in it.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Marion.

Purchase price: $100,000
Cash invested: $20,000

This appraised for $125,000 when I bought it for $100,000 site unseen. The cash flow represents a 42% year one cash on cash ROI! My best investment yet!

What made you interested in investing in this type of deal?

We only had about $20,000 to put to work so we needed to find something inexpensive.

How did you find this deal and how did you negotiate it?

We already own a duplex in Marion, IL and we found this one of the MLS. It was listed for $99,000, we offered $100,000 and it appraised for $125,000!

How did you finance this deal?

Private money loan, 20% down

How did you add value to the deal?

One unit just needed a deep clean, we painted the cabinets in the second, and had to do some plumbing in the third. All three were rented within the first 30 days of purchase.

What was the outcome?

It is rented for $2300 total per month ($800, $800, $700) and our PITI payment is $725, PM is $230/month, and we pay for trash. Tenants pay for everything else, leaving us with over $1200 per month in cash flow. After down payment, closing costs, and repairs, this is a year 1 cash on cash ROI well over 40%.

Lessons learned? Challenges?

Finding inexpensive markets is challenging, but doable!

Condo buy & hold investment.

Purchase price: $360,000
Cash invested: $36,000
Sale price: $525,000

We owned this for just over a year. It served as a short term rental and vacation home. Our profit on the sale was over $150,000.

What made you interested in investing in this type of deal?

We were looking for a place to make memories for our family and also make some money!

How did you find this deal and how did you negotiate it?

We found it on the MLS and offered above asking price, and asked the seller to pay for our closing costs so we could limit out of pocket expenses.

How did you finance this deal?

A vacation home loan.

How did you add value to the deal?

Literally nothing. We bought it turn key and it rented from day one.

What was the outcome?

A cash flowing STR. We only held it for just over a year bc we got an offer market offer of $525K (purchase price of $360K!). Since the HOAs kept increasing the dues, we decided to sell.

Lessons learned? Challenges?

HOAs take away a lot of the control that we like to have on our real assets. We sent the money but we didn't feel great about the management and allocation of that money.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Caleb Drake sold this for us and it was the easiest transaction EVER!

This is a short term rental in the Smoky Mountains!

What made you interested in investing in this type of deal?

We were looking for a place our family could make memories, but also make money!

How did you find this deal and how did you negotiate it?

Using a Realtor who knows the market well! We offered above asking price but asked the seller to cover all of our closing costs so we were minimum out of pocket. We really began the negotiations after we had the property inspected. The seller made all the repairs and we walked into a turn key property that was furnished and ready for it's first guest a week later!

How did you finance this deal?

A vacation home loan

How did you add value to the deal?

Furnished it, got great pictures, started getting guests and asking for reviews then slowly increased the nightly rate.

What was the outcome?

A cash flowing vacation home!

Lessons learned? Challenges?

It is expensive and time consuming to furnish an entire house! Particularly on a limited timeline and during COVID!

LeighAnn Cate was our Realtor! I have tons of connections in the area so just reach out if you need a vendor or a contractor.
