If you are renting a furnished, 30+ day rental, I'm curious about how it is going? 

We have three rentals (Denver and Colorado Springs) that are 30+ day furnished and we've been happy/getting tenants pretty easily, but wondering if anyone else is having this experience? Are you renting to remote workers? Teleworkers? If not, who are you renting to? Also curious if your property was an Airbnb that you converted? Any info is welcome. Thanks!

@Derek Howe - Colorado Springs and Denver are really difficult at the moment. I have been advising people to look SE Colorado Springs and/or the Widefield / Security areas. There is a lot of military traffic in that location, it's between Pueblo and Colorado Springs, it has good views and you are starting to see Starbucks land there/fill it out. The inventory is also low there, but it is cheaper than the rest of Colorado Springs, so you can bid more aggressively over there. Also- you have a solid military tenant pool and we know Amazon/the Airport are being built out in that area.

While it has Denver in the name, we cover most of the front range (Denver, Arvada, Littleton, Centennial, Colorado Springs, Widefield, etc.) and she could ask other investors in that group for their thoughts on where to invest, etc.

@Paul Lee - I think the passage of the Gallagher amendment will also be impacting taxes in Colorado Springs, Denver (all of Colorado actually) around 2022. They estimate it will double the taxes, which shouldn't be that big of a deal since I think we have the 47th lowest property tax rate. In the future at the higher rate, it'll be closer to $3-4500K/year for most people in Denver and Colorado Springs. More info on Gallagher here: https://buildingabettercolorad...

I think the shift in mindset for Colorado Springs has to be long-term equity v. cash flow. That's a hot topic locally (and for Denver) and the reason for that is because you will not cash flow here the way you will in the midwest. However, you won't appreciate in the midwest the way you will here. Case in point: I just had clients go under contract in Arvada, Colorado for $541K on a house they bought for $425K in 2018. That's an $115K gain in two years. How much would you have to cash flow to match those numbers?? That's why people like the front range. For my money, I'd be looking at Arvada, Littleton or Colorado Springs.
