hey @A Vaughan no I did not buy this property. It turned out to need much more work than it was worth. We passed. I continue to educate and search for deals.

Janesville Ca.

I am about to buy my first rehab and I need to find a contract that I can put in place between my partner and I and the contractor. This will be a time and material job if that makes any difference. Where can I find a decent contract? We will do some of the work ourselves(demo and electrical). Any suggestions would be appreciated. 

Also, is there other documents we should have for our protection. I will be paying all cash for the property and rehab. I would like to get this thing underway but don't want to jump in and get blindsided by anything. I appreciate any suggestions.

@Sanjay Gupta I work in the construction industry here in the bay area. The GC's I know are pretty busy at the moment but, I have some solid contacts and can find a recommendation. Let me know if I can help.

Hey Troy, great story. How did you and your partners meet up? A BP event? How did you decide to go into business together? Do you write up a formal business plan? Your business sounds amazing. Good luck and thanks for the great post.
How long are you going to be there? Are you looking for something you can get at a discount 65-70% ARV? I bought a townhouse for $515k in Dublin 2006. It went down to $375k. I had to wait it out for 10 years but I sold it for $650 recently. If you are going to hold on to it even in a downturn and buy it for a good price you should be ok.

@Nicholas Weckstein You are KILLIN IT!. I am impressed. I'm not sure what else you have going on in your life but, if you are working 30 hours a week use the rest of that time to hustle. Maybe get involved with some real estate groups and talk to others about what they have done, drive for dollars, focus on finding that property to house hack when you move. I have a 55-60 hour a week job, 3 kids,(who have a bunch of activities) and work every other weekend when I don't have the kids to make ends meet. There is not a lot of time to get out there and move the needle for me but, I'll keep going. You will figure it out soon. It has been my experience that the longer I work at something eventually it clicks.  I am a newbie but I have heard so much about all the options out there. I really liked John Leavelle's advice. I always lack perspective in my own life and think I should be further along than I am. You are doing great.  Good Luck.

Networking, education, potential partnerships, but like I said, I'm still looking to find one to go to. I'm just regurgitating all the stuff I have read and listened to.

Real estate investment meetups and REIA's. Look them up online. There are a bunch in the bay area. Specifically a couple in San Jose and Los Gatos.
