I'm ok with "good enough" neighborhood.  Thanks for the input.  My former daughter-in-law lives in this duplex that was bought for 160, renovated (kind of), and flipped for 242 in six months.  rents for $1300/unit.  that is pretty good where I come from!!!

If it were me....I'd take the money you're planning to use and use the BRRRR strategy. then you're increasing your net worth while creating long term wealth.
