Hi Laura,
Go in your areas facebook group & type investor friendly title company into the search box. You'll see all the recommended companies there.

I felt the same way & honestly still do. Sure plenty of us do. Best thing for me was to get around investor/developers & add value to them! You will learn so much by just being around the jobs. Rather its bringing them deals or supplying their team coffee/beer at the job sites. ADD VALUE

HI everyone !
Hope you you all having a great weekend. Think its safe to say all the good deals us investors need are off market so I'm learning to source my own deals! Just figured out how to get courthouse weekly data for my county. Am I to get the info containing all cases filed reports or case disposed of reports? Please let me know & why. Thanks in advance.

Welcome to the club! Finding a reliable Pm is going in Cleveland is going to be a challenge. I personally now fly to Cleveland just to go the local REIA meeting to find a rock star Pm. From what I can as you will notice asking on this forum is pointless for Cleveland Oh. Most Pm's are subpar.

Generally speaking, as an investor, our goal is maximize NOI. Well, these larger companies have particular revenue goals and are heavily dependent on maximizing their leasing and maintenance revenue. They make A LOT of money off of your vacancy and repairs which is why Brandon Turner states in ‘Rental Property Investing' that "property managers suck because they're incentivized to suck."

In my opinion, you need to find a property manager that JUST charges a monthly management fee, NOTHING ELSE. This removes that incentive and instead, incentivizes the PM to place the best tenant and KEEP that tenant. Otherwise, they’re spending a lot of time and making no money. Which is how it should be! If the landlord does well, the PM should do well. You don’t want a PM company that makes money off of your pain!

MANY of them are trash and unreliable smh. We are just going to bite the bullet and provide the management in house even with us being out of state.
