Ok. Stratfordshire Terrier is the exact breed. I am calling it Pitbull for the sake of this post.

So, our new tenant signed on for a year lease without a dog at first but with intention to get a dog. We informed them ahead of signing of the breeds we don’t allow. 
Our tenant finally got his new puppy which he is claiming is a Boxer and it is written on the adoption form but with the pictures they sent in, it is clearly a Pit Bull and we don’t allow it. I called the SPCA with the id number and adoption confirmation and found it is truly a Pit Bull. 
Where do I go from here? Give them a timely manner to get out 3-6 months (they have 10 months left on lease), evict right away, or let it stay until end of lease and not sign with them again?

I posted my single family rental on Zillow, I know it is harder to get tenants in the Winter around the Holiday time, but is that a reason to lower your monthly rent price? During peak season, should I be aiming higher with pricing and in the winter go for lower pricing to just get someone in?

We are screening tenants and pets are allowed, with breed restrictions. I know how people fudge information, especially on the pet application part. Is it ok for us to require a photograph of the pet along with the pet application and veterinary records?

I searched online but I only see some for free and that seems a bit sketchy. I thought of talking to an attorney but they are very pricey. I have a draft from the California Association of Realtors but it has the Draft watermark all over it. Where is a good place to find a lease and one where I can edit for I want to add some addendums.

I checked the website of Rentprep and Smartmove, it says you (landlord) can pay or the tenant. How does that work exactly? Do I need to collect a check with the application from the tenant and then pay it as I screen them through the website? Do I use Smartmove/Rentprep and the website sends them an email to pay for the screening so I can view it?


This is probably a dumb question but both websites are unclear on what I should be doing or collecting if I want the tenant to pay?
