Hello BP!

I am currently an Account Manager at one of the largest retirement companies in the country. I am managing a total of 883 Million Assets. Started in the call center in 2010 and made my way up the corporate ladder. For a few years now I've been looking to shift gears and break into the Real Estate business. I am a super organized, motivated individual with extensive operational knowledge. I also own a multifamily home. I would be more than happy to share my resume! Though I have no formal real estate experience- I live on these forums, listen to podcasts daily and read investment books.

I Am looking for a full time position in Massachusetts or New Hampshire related to any of the following:

Office manager for a Construction Company

Administrative Assistant to well Established Investor or Real Estate Agent

Post: Electical Heating a TurnOFF for Tenants?

Hi All, 

Im thinking of purchasing to buy and hold. Its a 3 fam. Two of the units have electrical heating. Ive read about the landlord pros and cons but was recently told that tenants will not want this rental because of the electrical heating and the high electrical bills. Has anyone had experience with this? Is it enough to discourage a large pool of good quality tenants from leasing?

Post: Non Refundable Earnest Deposits and Escrow Accts

Hi!

I'm trying to understand the logistics of completing a whole sale deal. Once you find the deal, get it under contract and find an end buyer...

1)Is it best practice to have them put a Non Refundable Earnest Deposit? Do some not put an earnest Depost?

2) If they do put in an Earnest Deposit- who handles the escrow account? The closing Attorney right? Any more detail on that process

3) If its non refundable does that mean you get to keep that earnest deposit whether or not the deal closes?

4) How much is the earnest deposit? I know in a regular sale at least in MA its typically 1,500. How much do end buyers typically pay in earnest deposits?

Also- Anyone know of any good wholesaling books i can start with?

hi @James Green Can you tell us how the escrow part works? Is it best practice to get a NON-refundable earnest deposit fromt he end buyer? Would the closing attorney open this escrow account for you? If its Non refundable does that mean you get these funds whether or not the deal closes? These questions are assuming i get an offmarket private seller deal.
