I need some help. I'm trying to figure the MOA for a property I have been speaking with the seller about.  I went out today and viewed the property and I'm having the hardest time coming up with the MOA.  If someone can help it would be great, the deals of the property are below;

Single Family 2 story

3 beds, 2.5 baths w/upstairs bonus room

2248 sq. ft

ARV = 170k - 180k

Property needs paint

Linoleum in foyer, kitchen and baths need to be replaced

Carpet needs professional cleaning

Wholesale/assignment fee 7k - 10k

Any help given would be greatly appreciated.

Congrats! I'm trying to find my first deal, and running into a lot of roadblocks as you did.  I too stopped for a while but realized nothing worth doing will come easy.  I feel as though my deal(s) are coming.  I'm getting calls from sellers through my marketing, so I truly believe it's just a matter of time.

Thanks for sharing your story, it has given me even more confidence.

Can anyone give me some advice on how I can start building a buyers list.? I have been doing some marketing over the past few weeks and I'm getting calls from homeowners and I'm kind of stuck with trying to put together a list of buyers I can market my contracts/deals to.  Any help would be greatly appreciated.

I was down at my local property tax office and noticed a bulletin board full of foreclosure notices.  If a foreclosure notice has been sent is it too late to market to those homeowners and possibly help them?

Debra,

Your post makes perfect sense, especially starting new with a limited budget.  I had not even thought of FB and Craigslist.  I will be setting up both this weekend.  Thanks for the great insight, I'm extremely "fired up" now. 

Also, I see you are in Chesapeake.  I was a real estate agent in Chesapeake for about 8 years.  I started with Prudential Decker on Greenbier Parkway and also worked for Long and Foster in Chesapeake.

@Edgar U.  I did a lot of marketing to absentee owners during my real estate sales days and it was a very good source of business.  I think this may be the way to go.  Thanks for your help.
