You are right it is somewhat over saturated and a little slow, plus it would probably take a little time to build a mailing list.  Where/how did you start?

I'm starting with a limited budget. When I was in real estate sales I had great sucess with direct mail to absentee owners.  In your opinion and from your past experiences where do you think I should start?

Good evening everyone, my name is Eric Tillmon and I currently reside in Concord NC (Charlotte Metro Area).  I am new to the Real Estate Investing business, however, I was a real estate agent for 8 years in the Hampton Roads Area of Virginia.

I am married with 2 daughters ages 12 & 13.  I'm getting into real estate investing in order to create some financial freedom for myself and my family.  I looking to dive right in and start with some wholesale deals and then later on some flips.  I am anxious to get started.

I am excited about learning and interacting with fellow investors on BiggerPockets.

Good evening, I'm new to real estate investing, but not the business of real estate itself.  I worked as a sales agent for about 8 years in the Hampton Roads area of Virginia.  I'm getting back into the business, but this time as a investor.  I understand the importance of being able to effectivvly market.  My question is how/where should I start marketing to attract wholesale deals?
