Hello BP community and Happy New Year! I have recently been accumulating as much knowledge as I can before making my first investment in real estate. It is no secret that education and knowledge plays a huge role in building the foundation for a real estate empire. My question to you all is this:

How did you/ can I know I am ready to make my first investment in real estate?

I am consistently listening to podcasts, reading, etc. But I want to set a goal for myself in terms of how much I need to educate, and what categories. I want to make myself an outline covering all possible categories and subcategories that I should be studying and learning about. Does anybody have something like this they can share? Any insight will help me reach my goals. Thank you!

Thanks for the info Johan. I see in the communty tab I can find REI events, but are there any I should know about that may not be posted on here?

I definately notice that suffolk looks better for investing than nassau. Have you been able to/ or know anyone who has found some profittable rentals? It definately has to be that hidden gem of a deal around here.

Thank you all for the advice. @Matthew Swisshelm I have been making random calls to agents in different areas and picking their mind with questions like these. It is definately a good way of getting some opinions on other markets!

I know that there are  many seasoned investors on here. How do you guys know if a specific area will rent out? Also, how do you know where to start your asking rent at after purchasing and possibly rehabbing a house?

I was wondering if there are any sites that are useful for analyzing if a specific area or neighborhood in a town is popular/desirable? I am looking to invest a few hours away from where I live, therefore want to be very knowledgeable in the market I am researching. For instance, if a property is in a bad neighborhood, how do you go about finding this out?

How do you guys know where to begin your asking rent price? Right now I am creating spreadsheets comparing the prices of different places up for rent in the area. My asking rent price would be something similar to the competition obviously. But is there any other site/tool/anything that anyone recommends in finding what your rent price will be?

@Michael G. @Llewelyn A. what would you guys say is a good tell tale sign of how a property management company may be? Any advice for seperating the good from the bad?

Hey everyone. I am extremely new to real estate and want to begin investing within the year. I live in Nassau County on Long Island, one of the most expensive places to live in the country. As I begin to research houses for sale on the island, I am beginning to question if purchasing rental units here can ever be profitable. 

I know a few people who own multifamily homes around here, and said they just about break-even. I know that you need to find a really great deal to make money here.

Does anyone have any good experience investing here on Long Island?

After joining BP, I am beginning to realize that its not necessary to live close to the area  investing in. I used  to think I need to live close to my investment but now see that so many of you guys purchase without seeing the places. Just starting out, I think it can be very advantageous/inexpensive to invest in markets outside of Long Island. 

As I said I am just starting out and trying to learn as much as I can, so any advice is appreciated.

Hey everyone. My name is Eric (23 years old) and I am from Long Island, New York. I am very new to real estate but have had deep interest in it for the last few years. I currently do  not have any real estate investments but wish to begin investing within the next year!

I am currently a server at a local restaurant, and have been in the restaurant business since I began my first job at 14 years old. Ever since, I have been a motivated and hard worker at each establishment I've worked in. I was recently asked to be a manager of a new restaurant that my current boss is opening soon, and am excited to begin a new position. I am also a certified personal trainer through the National Academy of Sports Medicine (NASM). I trained clients of all ages at a local gym for approximately five years.

I have always had interest in real estate, houses, and fixing things up. I would like to make a good income from real estate, but do not know exactly where to begin. I am not sure yet if I am interested in becoming an agent, but have been thinking of going that route to get  my foot in the door. I would like to make real estate a big part of my income and possibly my primary source within the next five years!

I am excited to dig through BiggerPockets and continue to communicate with the members on the forums. I am always looking to learn new things and am anxious to begin expanding my knowledge across all boards of real estate.
