I'm looking for the lowest entry-point level to generate cash flow and learn the real estate business. Getting a license to become a loan officer seems to be a great entry point to enter the industry while I build up my real estate network from scratch. I was wondering if hard money lenders or private lenders require you to be licensed as a mortgage loan Officer to find them new clients. Or, do they work on offering a referral fee? If so, how does that work? Is there a referral agent contract normally provided?

Thank you for commenting on my post. I wasn’t sure if I posted what I could bring to the table would be marked as soliciting services or add any value to the community, so I refrained from putting that in my post.

I can proudly say that I called enough land flippers on the phone and offered them my time and cold calling skills in exchange for mentorship. 

My epiphany from this serendipitous opportunity and the action I took isn’t any different from calling / soliciting/ texting (all forms of communicating) sellers and buyers. It is absolutely a numbers game. You eventually find someone who will say yes to your offer.

You'll note I used the word difficult, and not impossible. That choice was deliberate. Worthwhile things often are. Sounds like you're willing to put in the work to make it happen!


Yes, I acknowledge the word, “difficult”.

Today marks day 15 of my 30 day self-created challenge. If I were to categorize the manifestation of this serendipitous event, I really don’t think it was difficult at all. I simply used the laws of energy, created experience each day, and utilized creativity and faith.

I agree, it has been difficult. But the way I look at it, so is real estate. The difficulty of solving problems and finding solutions, proving value is in my opinion no different that the experiences of putting a deal together.

I'm starting out with vacant land flipping. What is the minimum lot size to experience land flippers start off with?

Those sites are for skip tracing correct?

I was wondering if there is any other alternative to finding vacant landowners phone numbers other than paying for a skip tracing service?
