@Jim McFarland Thank you!  I would love to invest in Collingswood, but nothing seems to make sense with the current prices in that area.  Glad it is working out for you!  I think I did find a unicorn in Cherry Hill, though.  It is on the west side closer to Pennsauken.

Mostly all of the responses to this post are North Jersey towns! Anyone invest in South Jersey? I am closing on my first duplex in Cherry Hill next week. Camden County as a whole seems to have lots of multifamily properties, especially towns like Collingswood and Haddon Township that have walkable downtown areas.

Hi @Patricia Steiner,

Thank you for your response. Yes, I have over the lease. It states that the landlord must offer a lease renewal within 90 days, unless there is good cause to not renew. It is not clear about how and when to go about not renewing. I will be looking further into NJ laws regarding this topic. Thanks again!

Hi everyone,

I am soon closing on my first duplex in New Jersey, which I will be house hacking.  One of the units includes a tenant, whose lease ends on March 31st.  After the tenant's lease is up, I plan on moving into that unit, as the other unit will generate more income.  My question is: how do I go about notifying the tenant that I will not be renewing their lease?  Am I required to give a certain number of days notice?  Does this have to be in writing?  I have been searching around for this information, but have only been able to find laws regarding evictions so far.  Any information or insight is greatly appreciated!
