Hello fellow investors. I am a general contractor in San Antonio looking to connect with local real estate investors. I've been out of the real estate scene for a few years and I'm gearing up to get back in. Would love to hear about local market trends hot areas and successful deals in my area. @Jordan White Melvin is correct. As a general contractor here in San Antonio who has done flips,. The homeowner/general contractor can pull building and renovation permits for the whole project. However any trade work such as plumbing, hvac and electrical must be pulled by a contractor who holds a master license in that trade. Journeyman licensee's can not pull permits. @Dan Sundberg. Hello i have been an electrician in texas for the last 17yrs. You should definately get the knob and tube replaced as it has no grounding system. In fact some led fixtures will not operate properly if you have no grounding system. With that being said, if you have mixed systems i would look into a full rewire as the property obviously has not been brought up to code standards for many decades. I cant speak to costs involved for california but in texas a 2000 sqft rewire with a new service can run anywhere from 7-15k depending on the company. Hello bp family I need some advice. A family told me about a property she has currently in probate and im interested in this property but not totally sure where to start... the executor of the estate is a lawyer and there are 3 potential heirs to the property. Do I contact the lawyer handling the probate case or deal with the family members first???

Hello, my name is Eric May.  I am a married, father of 3, commercial electrician from San Antonio, Tx.  My brother introduced me to this site when I started asking him questions about getting started in learning about real estate investing.  He sent me here.   I have learned so much in the last week after listening to the podcasts and reading the forums here on the BiggerPockets site.  I have also learned that I have alot more to learn about this industry and I am eager to do so.  From what I've learned so far I have decided I am going to focus on fix and flip strategies along with either buy and holds and brrrrs.
