@Benjamin Wehr  What I got most excited about with your post was the 10 years of carpentry and construction experience.  If you have the ability to offer that to investors I'm sure they would pull back the curtain for you on their entire business.

I know there are a number of both flippers and buy and hold investors on this site that operate in Milwaukee that are striking out with good contractors.  Perhaps thats a value add for you?

Large Duplex on Milwaukee's South Side.  Income potential of over $1200 a month.  We just dropped the price $15,000 to $54,900.00.

Unit 1 just went vacant but was rented for $600.    Rents could be as high as $750 per unit.

I am acting as the listing broker in this transaction. Please contact me directly and I supply you with a link to the MLS listing.

We are a group of investors focused on sharing experiences and helping each other navigate the ins and outs of real estate investment in Milwaukee Wisconsin and beyond. We also connect to other clubs in the Midwest to share ideas, information and opportunities. This time we are meeting at the Hoyt Park Beer Garden in Wauwatosa on August 17, 2017, 6:00PM.

Welcome to the Milwaukee Real Estate Investors Club.

Hi @Anthony He depends on the amount you fell your owed.  Small claims is capped at $10,000.  If you are going after more then that then I believe you'd need to file a law suit.  Whether you go the small claims route or not I think in this situation an Attorney would be appropriate.  I'm not an attorney, but having gone through the small claims a couple times for evictions and unpaid rent, I know with something like your outlining I wouldn't want to try to take it on solo and would want an attorney.

Just my opinion though.

Yes, I believe we should be alright.  According to the radar we should be clear of rain for the start of the meeting.  Looks like it's possible though that the rain might end our meeting around 7:30.
