Is the neighborhood up and coming? Or about to turn? I think its wise to always add value to a property and small things like increasing the curb appeal can help you attract a higher quality tenant.

Yes, expect 300.00 profit minimal. The other 300.00 will be expenses like the management fees, taxes, delayed maintenance, and vacancies you may occur in the future. I sounds like a great first deal, congratulations!

I don't see a problem with that. The broker could ask his/her  assistant to contact everyone by email or phone and ask would it be ok to release their contact information.  

From the brokers point of view, he would hope to do more business with the joint venture group in the future.

Kumar, find real estate attorney.. If the guy your dealing with doesn't know "rent to own" basics, what else doesn't he know.

I hope you and your fiance get married and live happily ever after. But, what if that doesn't happen? Rentals are a business and ownership means everything. I personally don't think its a good idea for anyone to own property directly in their own name (put in into a LLC or Trust) but, in your situation I really suggest you get on title.

Sorry to see your having to go though this and it looks like the tenant has lost everything.

This loss of use or business interrupted can be a claim you can file along with your property fire damage. Check with your agent and add a policy for the future. If this ever happens again and I hope it won't. You want to be reimbursed for the lost rents and property damage. 

Have you thought about how you will improve the property since you have to complete renovations anyway?
