I always, and I mean always have a backup offer on listed property.  The same for off-market properties. Deals, fall through, people can't get financing, and if its a "cash deal" sometimes life events happen and your investor can't close. I suggest changing your strategy to always accepting and marketing for backup offers on all your deals.

Just tell your tenant the truth, which is that you have never dealt with a situation like this before.  ( Nor, has any other landlord that you personally know) Then, tell her that she and her daughter should research online.  

And leave it at that. Don't say research how to get rid of the ghost or how to speak with spirits.  People see what they want to see and believe what they want to believe.  What a strange thing for anyone to say, I wonder what she wants you to do about the situation?  Of course as others have mentioned, I'm thinking she just wants to break the lease.

I agree don't refund anything until well after she moved, so you can fully access the interior for your inspection.  On the next tenant make sure the lease reads "security deposit" and not just last month's rent.  Always take a security deposit.
