The avenue will make all difference. You could be near Wynwood (but judging by the purchase price you likely arent) or a really shady area. Sight unseen? For that area you are brave. 

Wanted to see if anyone had put together a deal using the crowd-sourcing platforms out there? What are the big do's and don'ts when going down this path?

If you are an agent you should contact the legal helpline. If you are not then it may be time to look into getting one to review your case. I had a similar case happen to a client of mine in Miami (not represented by me) where he got a lawyer to review the file and write up a letter. Took about two hours of attorney time but it worked. The properties I've bid on have had both a clear title and liens. Always do your own due diligence because the city may have code violations or pending hearings against the prop that don't show up in the title search. The title company for hubzu was actually pretty good the couple times I've used them no major issues at all. I don't think you need an agent to bid but you definitely need one to get the lockbox code. Plus if you do have an agent hubzu pays that agent 3%. Always a chance you can work out something out.

Matthew Ryba I have bid and closed deals with hubzu before. If it's on the site it is still available. Use the chat feature if you have questions they are pretty good. I will say that the listing agent takes a while to make any updates. I was one month into a flip before it said sold on mls. Good luck
