I want to buy my great grandfathers home since he has passed away and it is paid off. I don’t have the money to buy and my family doesn’t want to do seller financing. I want to use private money or a partner to buy the deal. My question is do I have to use a bank for the cash out refi and would lender be as “loose” as a private money lender?

Can i send people mail telling them what I do, how we can benefit each other and telling them I am looking for private money investors? Is any of it illegal? I think it’s only illegal to directly ask for money is that correct?

I’m looking to do my first wholesale deal in a gated community in Illinois. The website talks about younger family’s and I know someone who lives in the community so there isn’t an age restriction. Can I even wholesale in a gated community? What kind obstacles I might encounter? Anything will help!
