Cash out refinance without a bank

I want to buy my great grandfathers home since he has passed away and it is paid off. I don’t have the money to buy and my family doesn’t want to do seller financing. I want to use private money or a partner to buy the deal. My question is do I have to use a bank for the cash out refi and would lender be as “loose” as a private money lender?
