You need be looking at FHA products exclusively, since that's how u get the 3.50% down. Many conv. institutions offer FHA. GL. Getting the deal will be the hardest part in this market.

Call lenders in your area who can provide you specific details to do what you need to do in your situation. Even if you purchase all cash, you will still be able to do a cash-out refi (give or take some seasoning period) and get money back in your hands. 

95% is not available. I had 95% LTV jumbo loans pre-covid. You'll want to line up a simple HELOC in this case and have the funds available on rotation.

The amount you cashout is going to affect the new 10yr note. If you cash-out too much, you risk increasing your monthly payments by a considerable amount (higher balance + shorter note term). Just do the math and you will be fine. You are getting good interest rates.

Hey Earl, any reason why you didn't purchase with a lender? Is the property owned free and clear? 

It's rare. Usually it has be a very good deal with a solid sponsor.
