Can you do 100% commercial financing with Hard Money?

    If the seller can co-sign the loan, that might be possible. Lenders require borrowers to put down payment.

    It's highly unlikely. Most hard money lenders stipulate that they need to be the "first and only" lien.

    If you do find one who is okay with a 2nd lien, then be sure to find out their CLTV "combined loan-to-value" restrictions, as that in and of itself may prohibit 100% financing.

    It's rare. Usually it has be a very good deal with a solid sponsor.
