@John Teachout so do you buy off market deals and rehab every one? Are you working with a wholesaler?

What did you do after getting two SF rentals? Did you look for more right away? give it some time. Im asking this cause I jus got my first two SF rentals. Should I wait to look for more deals and build up more capital? Should I start looking for more deals right away? I have a plan that in the next ten years I really would like to be able to buy a few apartments. (one at least lol) I won't to know what ppl did to get at that level. Start buying multi family right away or did you take is slow to work up to that? I still have the 9-5 that I'm not really found of. Im also a ware that im not getting out of it over nigh, but would like to know what some peoples stores are. Hear what worked best out of the people that take the time to respond.

Thanks everyone for your input! An issue I'm having is the winter in Michigan makes driving for dollars kind of tricky. I was talking to a guy that told me that relation ships are a good way to find deals. What do you guys thing the best place to meet ppl would be? or what kind of ppl should I try to meet that could find me possible deals?

Good evening bigger pockets. To recap a little I really wanted by the end of 2019 to have my first rental. I really don’t have the capital to buy a rental and fix it up. So I’m trying my hand at wholesaling to help bridge the gap between available funds and needed funds. I Get the concept of wholesaling, find a motivated seller get the property under contract, find a buyer. I’m working with limited funds, I’m trying to use what little capital I have for hopefully the best return possible. The problem it seems is that direct mail or the list needed to find direct mail all cost money so my question is what is the best data collection site that people are using? Their seems to be a lot to choose from. And I have tried to go to the county’s web site but that jus seems like I get more confused. Any help would be greatly appreciated.

Thanks!

Erich
