Has anyone received state or federal grant funds for real estate purchase or rehab as an individual or small business?

I'm not sure if you're still working on this deal but is the purchase price negotiable?  I would start by adjusting that to see what works.

@Christopher Azzi, I’ve been exposed to the wholesale niche for some time and would get bites here and there but nothing substantial. I worked with a mentor for a few months and he gave me some tools to work with. I created an Excel spreadsheet that helps determine the max you should offer on a wholesale deal.

@Raymond Hill, I think the biggest thing is having a way to get the ARV of the property wherever it's located, knowing the cost of the repairs that need to be done and buyers who will buy there. I'm sure there's a way to do that without being there.

@Ryan Faller, I follow Kenny Rushing on Instagram and Facebook. I have an Excel spreadsheet that I created that will help determine the max I should offer a seller for a distressed property. You definitely want to have buyers in place that you can send deals to so you don’t create a bad reputation of not following through.

If you have a credit score of at least 700+ and have a definite plan to use the funds to generate cash flow I recommend giving them a call.  I called them back in June and received a DECENT amount of funding by mid to late July.
