@Mark Hart Is there any reason why these haven't been bought up by prior investors? Also, in my SDIRA, my lender won't lend on a property that was "recently purchased". How long have you owned these (I'm interested in only one in my IRA due to funds)? If purchased recently the lender will only give me your purchase price to lend on.....and we know that won't work, lol. I'd also be interested in the lease contracts. There is value in an already tenanted property. Thanks for your time.

Does anyone have any opinions about Big Bear Lake homes?  Maybe purchase as a rental or 2nd home/STR like Airbnb?  How is the market there and is it good for summer and winter?  I live in LA and the thought of a close rental sounds good.  How much maintenance does it take? I'm also looking for any connections...agents...PM........people who know the market there. Thanks!

@Linda Hart looks awesome!  I'm so jealous!  lol....did you furnish it over a week or two, a weekend or some other period of time?  did you make a budget?  How did that go?  I want to do the same thing......love to hear.

Hi @Alyssa De Los Santos , well there are a few things to answer.  First, with a limited amount of money, you're looking at a lower income neighborhood with higher risk.  The returns may appear good on paper but you're more likely to run into a bad tenant or two.  With $20K, you'd need to set aside money for closing costs so your investable amount is more like $16K, or an $80K purchase with conventional lending.  That's probably a B- neighborhood in some areas.  You could partner with someone and go in half....giving you a $160K purchase.  Either way, I think studying and studying more....and learing....and saving $ is a great route.  This is just my 2 cents!

@Nick A.  if you google "airbnb financial calculator" a few options come up.  AirBnb actually has one that comes up under that search.  Once you click "get it now", it emails it to you.  It is fairly user friendly.  Hope that helps.
