@Andrew Frishman I have studied under @Scott Carson in non performing notes and YES, 100% can be done part time for the busy professional.  I have a full time job not related to notes at all and have built a business around non performing notes using other people's money.  I love my day job and am not looking for another career - but I'm also a hard working guy and don't mind working late and getting up early to make it happen.

@Donald Delt - I recommend following  @Scott Carson to learn about non performing, 1st lien residential notes. You can find him everywhere...youtube, iTunes (Note Closers Show Podcast). I started a year ago and have been very successful in making money. I'm not some super star who had millions with a background in real estate. I'm just a guy who followed the right people and did what they said. I disagree with Brian up above. I buy one or two notes at a time as opposed to large pools of notes and have made great money (I guess that's all relative). I invest in a Self Directed IRA for me and for other investors. I also recommend reaching out to someone who does what you are looking to do. As @Jay Hinrichs mentioned, yes NPN are work. No question about that. One option to lessen the work would be to Joint Venture with someone already in the business.

Does anyone know if the PaperSource Symposium in Las Vegas includes a spouse?  I can't find that anywhere on the website.

@Account Closed with his educational content.  So, for me my formula is this: 

1) Find a mentor and JV with them

2) Keep learning the world of notes - follow Scott Carson if NPN are your thing

3) Network, network, network.  This way when you are faced with something you don't know, you can reach out to your network. 

4) Add value to your network - this way you aren't always taking.  Be able to give back.

I️ agree with Jeff Bridges and Chris Seveney . I️ own rentals and also buy Notes. My rentals ALWAYS start with the 1% rule. If not, I️ walk. $100,000 purchase needs to rent for $1,000 per month. Period. I️ like positive cash flow after ALL expenses. But I️ like Notes better, like Chris said...no toilets or roof to worry about!
