Post: Has anyone heard of ABC Capital Group

Has anyone in the real estate note investing world heard of or done business with ABC Capital Group out of Atlanta, GA?  The person I have been in contact with, Christopher Armour, seems to be the only person in the company and the website seems to present themselves as some large multi-million dollar company including the following statement:

"ABC Capital Group has successfully managed millions in portfolio acquisitions across several managed funds since 2008.", yet I can't find history of this.

They go on to say, "ABC Capital acquires real estate and loan portfolios from financial institutions and private note sellers that are seeking to get fair wholesale value"  ??  What?

"If you have been searching and can't find what you are looking for, we probably have it. Here are a few of our more popular services: Real Estate Consulting, Residential and Commercial Private Loan Consulting, Real Estate and Mortgage Loan Acquisitions and Disposition, "Proof of Funds" (POF) and Verification of Deposit (VOD) letters, Bridge Funding, Joint Venture Capital, Business Capital Funding, Equipment Leasing and Escrow Deposit Funding!"

Seems they do everything...........or is it a scam? Looking for feedback from those in the performing and non performing note (NPN) investing world.

Thanks,

Eric Hyde

Nobody will take $165/month (50% of $330) for a $31k investment....before holding costs or attorney fees. That's less than 6% ROI. Those deals are easy for anyone to find on sites like FCI Exchange, etc.

Also, @Scott Carson has podcasts on iTunes and Vimeo....check those out.  I recommend starting with first liens...either performing or non performing depending on what what you are looking for.  I'll PM you.  I can give you a few ideas and strategies.  Either way, it's important to start.  Take action.

Does anyone know of any companies out there that have inexpensive pre recorded content for marketing videos? For example, I am building a website for my business, AW Notes, LLC. Our business model involves the acquisition of non-performing first lien notes. I'd like my homepage to have a brief video introduction about how an investor would make money from this strategy, so they might see the value. I could record it myself, which would be fun, but I also would like to weigh my options and thought maybe some companies out there specialize in this. I know I've seen videos that look similar to each other on different websites.

@Nicholas Matthews - I see that @Scott Carson just replied to you.  Awesome.  He's the guy to talk to....lots of good information and has videos that walk you through the entire process.  I'm new in the note world but I'm putting in a lot of work.  I'd be happy to share my experiences with you.

@Gail Greenberg I just reread your post up above.  You mentioned you had some tips and cautions regarding the notes we were looking at.  I'm assuming it was the FCIexchange and LoanMLS?
