Hi Justin,

Since you are in Wilmington I would really suggest driving and checking out the neighborhoods you are interested in.  The variation is quite severe going from Fishtown to K&A Kensington for example.  Like others have said Kensington is very large and like most of philly is very block by block. For example north or south of Lehigh is a significant border. Then being east or west of Kensington ave. 

Ive never bought in Brewerytown but ride through there weekly and have friends that live/work there.  The access to 76 and the park is quite nice but the lack of public transit never did it for me.  There is some serious development going on there in the last few years. The development on Girard is looking to gain some traction as well.

I would give them a 30 day notice which will push you past May 1st when Philly may re-open and allow hearings for evictions again http://www.phillytenant.org/

Or offer them cash for keys

I havnt spent much time at B and Tioga other than visiting the SPCA a few time so Im no expert up there.  Ive been to some events at FAME and I believe theres plans for a large development around there. But B is far from there and really on the edge with the tracks and Erie Ave.  To me that over a 10year play, especially if the housing market tanks with the stock market.

I like East Kensington but I personally wouldnt touch new construction up there unless I knew the history of the builder's work.  The tax abatement is a nice perk but the quality of some of the new construction houses Ive been in are questionable. 

I have been using Capital One for the ability to make new bank accounts in easily online once you have an account setup.
