Hi Jay,

I agree... and maybe I didn’t word it as good as I could have.

I don’t “promise” or “guarantee” the seller they will not... I simply let them know I will do my best to get the lender to give them something in writing regarding this.

I simply make the seller aware that these things could happen and they should be aware of it! Most investors do not discuss this with sellers.

And yeas, no matter what is signed... a purchase and sale agreement, addendum, loan application, or short sale agreement, banks still will DO WHAT THEY WANT!

And yes, people can get sued... but having something in writing to present to a judge would be very helpful in that case.

Hi Seth,

Why do you say it has 70% equity? Have you viewed a title report to see if there are any other liens besides the one that is in foreclosure? I am asking because not too often do you see a person with 70% equity in foreclosure.

While the owner is in foreclosure, you would work directly with the home owner to buy the property. The lender is not involved... unless you are asking them to take less than what they are owned.

Talk to the owner... And yes, it is considered a “pre-foreclosure”

I think that most, if not all tax planning is something that is done ahead of time... not after the fact.

Also, I am not aware of any tax benefits of putting money in an off shore account. Maybe I am wrong...

Best bet would be to see the advice of a tax professional...

What is the purpose for keeping money "off shore"?

In my option, it is not all that it is cracked up to be...

I guess if it were money being somehow illegally laundered, drug money, or money one didn’t pay taxes on... there may be some benefits...

But, if you are doing things correctly and legally, and the money is earned in the United States, the money is taxed the same if it is here or off shore.

Don’t get caught up in the hype of “Off Shore” banking…

You can also try www.CrazyCheapSigns.com. I just went to their site and they are now part of www.SuperCheapSigns.com.

The prices seem good... But, you have to compare both the sign cost and the shipping costs to get the real cost per sign.
