Hello all...

In preparing my plans and goals for the upcoming year, I was wondering how many of those that are in Real Estate Investing actually run their business like a business.

I don't mean this in a negative way, as I have many things I want to do to make my business "more like a business".

I am trying to set up my business like discussed in the book the EMyth... Setting it up in an organized and systemized way to make it almost run on auto pilot... Like a McDonalds fast food restaurant does.

Here are some things that I think are important, things that I have been working on, and things I have been asking myself.

Personally, I am going to get these things done for my business just as soon as I can for this new year.

Questions:
- Do you have systems in place to handle everything?
- Do you have checklists to make sure things get done?
- Do you keep good and organized records?
- Are you and the business organized in general?
- Do you have all your activities scheduled in advance?
- Do you have a written business plan?
- Do you have a written marketing plan?
- Do you have business goals?
- Do you have personal goals?
- Do you track milestones for achieving goals?
- Do you have ideas to further build your company?

Hello All,

For the sake of saving time, I have been considering shifting all my lease option and rent to own retail buyers over to just an email list. Meaning when I have a property available, I will send out an email and email flyer only.

Normally I send by postal mail a printed letter and flyer, and then make phone calls to my best prospective buyers.

Any thoughts on this?

Anyone know of a good source for getting foreclosure data? It seems like there are a bunch of them online now. The service I was using (Data Quick) does not have data in a few counties that I am interested in.

I was considering RealtyTrac. Anyone have any experience with them?

Hello Everyone!

I have not attempted (notice the wording used) a short sale in quite a while. I was wondering if you have noticed that the lenders are more willing to accept them now with all this mortgage mess going on?

In the past I always felt that I did a whole lot of work and follow up, but didn't have that many accepted. I always felt I could use my time better than chasing some REO person who wouldn't return phone calls.

Your input on what it is like today would be appreciated.

I have been looking around Bigger Pockets now for a couple months... and have finally decided to join in.

My name is Eric Foster and I am currently a full time Real Estate Investor working both in Oregon and Washington.

I am primarily doing foreclosure, rehab, and subject-to deals.
