That sounds tough… Why do you think you are having a hard time finding deals?

Are you sure you haven’t changed what you are doing?

Are you also working short sales?

1% in my area is a “typical” origination fee…But also they usually get another 1% or so from the lender in “rebate”.

It is a small loan amount, and a small loan is as much work as a large loan…. So this is always a tricky question…

But 4%-5% is just too much!… Maybe half of that?...
(Im making all the loan officers here happy I am sure!)

I have found some pretty cool stuff over the years... But, after almost filling a 5000 sf shop with "pretty cool" stuff... I decided that I need to stop!

At one time, I had the largest lawn mover, weed whacker, shovel, water hose, and wheel barrow collection on the West Coast!

Now I am wondering why I collected all this stuff!

I agree… They are hard to find.
And this is one of my biggest ongoing problems…

I feel (my opinion here) that many people in the “trades” are very good at what they do as far as skill goes…

But, many are just terrible business people… This is true for many businesses not just contracting. Many are just run very unprofessional.

Who handles the insurance…? The buyer? I am sure for your protection you would want it in case they burn the place down… And I would think the park would require it too!

Not trying to talk you out of it… At all! If you can buy $2000 trailers… I am sure you can make money on it!
