I am looking at a house in Knightdale that has septic tank problems. The seller states it backs up sometimes after a heavy rain but has no idea what needs to happen to fix it / what it will cost. Does anyone know a good person who could take a look at it? 

Also, any suggestions on what to do would be appreciated.

I gave the stuff to my lawyer for round 1, but I am afraid it is going to get really expensive quickly. On Monday I am going to talk to them to get an understanding of the timeframe. I don't have 3 months so if we cannot resolve it quickly I'll take the loss and move on. 

Can anyone recommend an agent for a property I am going to buy and have vacant for a couple of months?

I have a house under contract to purchase. The title search showed 2 old liens from companies which have been acquired by other companies. The seller thinks she does not owe anyone anything.

The first is from 1998 and is with WMC Mortgage Corporation. They were a subprime lender bought by GE in 2004 and later shut down.  

The second is with Associates Home Equity Services. It is from 1999. They were bought by Citi in 2000. The Company did not have a good reputation in North Carolina. 

In 2008 the seller had an attorney send a request to Citi for information on her loan and they did not have anything. This happened when her mother died. The loan was in her name and her mother's name.

The seller thinks both of these liens should not be on the title. She has not made any payments on them or received anything about them at least since 2008, if ever. No one has foreclosed or done anything about it.

What should we do to get the liens removed?

Hi,

I sent a recent mailer and was trying to make sure I had contacted everyone who called my google voice number. I thought it would be easy to get my call records for the last 2 weeks exported into Excel so I can verify I returned all my calls, track status, etc. but I am having trouble.

and at first it looked like it worked great, but it did not. I went back through all my voicemails for the last 2 weeks to verify accuracy and I had 5 voicemails from numbers which were not on my exported spreadsheet (either as received, missed, or placed calls). There are also numbers on my list where it only shows either placed or received calls when I know there were calls back and forth. I am afraid missed calls are not recorded as well. I fear the accuracy of this data is no good. Also, there are numbers on my exported and converted data which never called me, so I have no idea what happened there.

Does anyone have a solution to this problem? 

I am worried I have missed leads and I was hoping to figure out which ones I missed with this method, but the data appears unreliable.

I don't think I would take a 1973 mobile home in a park. That is really old. Curt's analysis is spot on. If it needs any substantial work at all forget it. and I don't see how a 1973 doesn't need substantial work. If you need a roof, HVAC, paint+carpet you're probably losing money already, and that is before eating the lot rent.

Do you mean July? I am considering it but Seattle is the complete opposite side of the country from me and in Novemeber they are doing one pretty close so I am thinking about doing that one instead.

@Matt Davies I was guessing you were an agent. If I was an agent I bet this would be much better since most people who call probably would want to list their home with an agent. If I was an agent I'd probably knock doors all day one day a week until I had a pile of leads.

I just put them on mailboxes while walking my dog. I put one on any house that looked like it was in neglect

It was something simple like 

Hi,

I am interested in buying your home. I can buy it as is

Please call
