Does anyone use door hangers? I ordered 1,000 of them and am trying to determine the best way and places to distribute them. What type of neighborhoods would you target? What criteria? What times do you put them out?

Do you try to knock on doors if you think the person is home or do you just put on the hanger and leave even if you know they are home?

I am considering hiring out the distribution process, however I do find walking a neighborhood and door knocking is a) fun and b) a chance to learn a lot. I have not gotten a deal yet but I do enjoy it. I’ll probably hire it out for the most part and occasionally distribute myself. The 1,000 is a test order, if I like them I will place a bigger order.

Last question, if anyone has had great success with these what design did you use?

@Tom S. My lawyer and paralegal are still dealing with this. I am getting a bit frustrated as they are not good at responding to me and they also do not give me a clear answer. I have e-mailed twice in the last week with no reply. This person was highly recommended by multiple people in Raleigh but I am not sure if I will use them again. It is very irritating. They never reply  until I email and call at least 4 times.

I might start trying to handle this myself. We have one cleared but the other is not. After 3 months I feel like I should at least be able to get an answer from the lawyer. 

I did work it out with the seller so even though we are 3 months deep I am still on good ground with her.

Anyway, I guess if you get a house like this be prepared to wait and hope your Seller is ok with it like me. It helps she tried to clear it a few years ago and gave up, so she knows how annoying it is.

Has anyone ever actually gotten in trouble for putting fliers in or on a mailbox? I was walking around a neighborhood I just did a deal in looking for other houses, talking to residents, etc. I had printed some fliers with a rubber band through a hole to put on doorknobs. I put a few on mailbox flags at first without even thinking about it. People do it to my house I live in all the time and I never thought about the legal aspect. 

Then I come home and search for flyers to see what other people do and this is the first thread I see hah

also, are there any articles about what makes a good door hanger/flyer? I made mine and as soon as I put them out I realized I should have written something indicating if they knew someone who wanted to sell I pay referral fees.

This was my thought process. Thanks for the 1.5% figure. I was curious what the overall figure for zip letters was. Do you know how many times someone tears off the bottom and mails it? I was looking at it with a buddy and we both would be shocked if I even get one, but if I do we bet they are really motivated!

Hopefully I will get more calls. Another post card is already on deck for the same list as well.

Hi Everyone,

I recently sent some zip letters from yellowletters.com . They arrived last week and I have not gotten many calls yet. The letters are a follow up to a postcard I sent to the same list so I am unsure if that is why my response rate is lower than postcards or if it is the zip letter themselves. How have you guys found the response rate vs postcards?

My response rate is probably .7 percent. Postcards with this list usually do at least 1.5%, maybe more. 

I had one sent to myself and to be honest it looks like something I would not open, but then again I get in trouble when I apply how I think to a seller.

The good news is the park and I are both fully paid up. I explained from now on we both have to be paid on time and the next time he is late I am filing for repossession as soon as possible
