I wasted a bunch of time looking into this early on. I just looked at your post history and it looks like you are starting out and already having success. I would advise sticking with what you are doing instead of chasing a new shiny object. You've already done 1 deal with another under contract. That is probably more than 90% of people who join this site and create a "new wholeseller" introduction in the new user section ever do. You are on the path to great success, no reason to veer off after a new shiny object already. Stay the course. 

Just my opinion of course.

@Jeff Copeland I don't want to turn this into a thread about my list, but I think her name must be somewhere else also. I have done a couple deals off this list, and had plenty of other leads off it, and I think only 1 other person mails it. Usually he is either also going to the house or has been there, and the seller has my mailers and his mailers side by side on the darn table half my visits. Every now and then I think about calling this guy up and telling him to get off my kool-aid!  I know who it is, I met him when I first started and he probably thinks I am an idiot which is fine by me and totally fair since I was a grade A clueless moron when I met him.

@Luka Milicevic I am not exactly sure what you are asking. Do you mean what does my mailer say?

It is a generic mailer. It does not explicitly state the recipient owes taxes. Actually, I just read it again and it does not even have the word taxes on it. I am not directly targeting people who owe taxes. I send mail to all types of people and sometimes they owe taxes.  I can see if someone owes taxes when I look up the property so I always check. To be clear, I am referring only to property taxes. 

@Lisa Wright that is my thought as well. No good deed goes unpunished. 

After looking at my card I am annoyed by something else too. She complains these mailers are all sent anonymously in the voicemail and said she told the sheriff that too.  My full name, office address, and company name are right on the darn thing! I have nothing to hide.

A lady I sent a mailer to today called me at 10:00am and left a long message saying I need to quit calling her, sending her mail, texting her etc. Now, first of all I have never called or texted her and this is my first mailer to her, but that is not the point. She went on that she does not owe any money on the house, she does not have a lien, she does not owe taxes, and she is going to go to the sheriff. I just took her off any future mailing lists and did not call her back.

Later, about 4:00pm, she calls again from the courthouse. She is standing in front of the sheriff as she left a voicemail stating to stop sending her letters, calling her, etc., and she owes nothing. Now if sending junk mail was a crime UVerse would be doing life without parole, so I am not worried about the sheriff, especially since this is actually my first contact with this lady.

Anyway, I decide to look her up. Despite what she says, she does have past due taxes. I have her records right here in front of me. Should I call her and tell her?

Normally I would not even think about it but last week someone called me asking why he got all these letters (again, first time I mailed him). I looked it up and said he owed taxes. He insisted he did not, but I dug deeper and apparently he underpaid by 3 bucks 9 years ago so he showed up on the owed taxes list (seriously). He said he would look into it and called me back the next day thanking me and saying he paid the whopping 3 bucks plus interest. The guy probably has received 100 bucks worth of yellow letters due to that 3 dollars!

Worth every penny to me. I probably have listened to it 30 times.  A couple of the things he says on it I do not agree with, but overall I think anyone who applies what he says will make it. The 10x rule is also great. I love it. He was on a BP podcast https://www.biggerpockets.com/renewsblog/2015/02/0...

The other great thing about him is he actually achieved business success. He holds a big real estate portfolio and has had other success as well. 

I am sure guys like Tony Robbins are great, but he never did anything but speak and sell programs. I have heard some of his stuff but to be honest this is a huge block to me. 

Also, this post just cost me $61.74. When I went to Grant Cardone's website to find that rules of success mp3 I saw he was having flash sell and ordered 11 items.

@Account Closed, if you just replaced toilets and sinks and did not touch the tub/shower (aside from reglazing) would you need a plumbing permit? I ask because you specifically mention it is to inspect the shower and pan.

Lets assume this house is a flip and we will exceed 5k of work...never to be occupied by the investor. House is in Raleigh.

I am the first to admit I never have (and am not sure if I ever will) look into courthouse bidding. I have a question. You say "I was financing an auction property with a partner and I had to put up an additional 5% every time we "upset the previous bid". We finally reached our max as the bid moves onward and upward. And the kicker, I do not get my bid deposits back until after all the other bidding stops, like whenever! Live and learn."

Does this mean they would hold several deposits? For example, if you bid 100k they get a 5k deposit, then is you bid 120k do they get 6k more (so they have 11k total) or just 1k more to make your deposit total 6k? It reads like they would have 11k total which is crazy.

Renometer is probably low then. I just poked around on craigslist and every mobile home I saw is renting for more than $600 in the Raleigh area...some are $600 in Wilson/Burlington/Warren County/etc.

Note: I only spent 5 minutes looking and some of those were singlewides...also all over $600 except a couple of 2 bedrooms.
