I also live(rent) in west LA, and have a vacation rental in Palm Springs. It is a great area and we have been very successful. I've also been considering house hacking, but it has been tough convincing my wife it is a good idea.

There are ways to get it done here in LA for sure, or there are lots of areas close to LA that cash flow nicely. I live here and invest in Palm Springs myself. There are lots of options.

@Candis Carper welcome to BP! Exciting having the Rams back for sure! Do you have season tickets yet?!

Are you looking to purchase in inglewood, or do you already have property there? Inglewood has already seen a pretty steep increase in value the last few years, and the stadium may add too it, but I would still focus on cash flow rather than speculating that you can get out in 5 years with a ton of equity.

With that said it is stil a great place to invest!

Meeting the a lender and getting pre-approved is definitely the best first step. Remember FHA is owner occupied only, so unless you are house hacking it is not an option.

What areas are you looking in? Deciding between SFH and MFH comes down to quite a few things including what your goals are, the area and your budget among others.
