Anthony Bautista , Vanessa Vandervalk I kinda accidentally stumbled upon the Palm Springs area when my parents turned into snow birds and started "visiting" us, but going to Palm Springs to golf. It almost like it was in the good ol' days, with people from LA traveling there year round for weekend getaways, and snow birds flocking down in the winter for longer stays. I have only done vacation rentals there, and the returns and cash flow has been more than I could have projected, so I'm a big fan and am always pointing people there. If you are interested in investing there I'd be happy to share more detailed numbers. David Tipton thanks for the advice, I'll check out the pod casts as I'm always in need of something to listen to on my way back and forth!

That is quite a loaded question! I understand the need for the question though if your looking more at the appreciation rather than cash flow. I would look at a School Report to get pick out neighborhoods that are in high demand and in your price range, and then focus on those areas. This can narrow down your search quickly, and great schools are a good place to invest.

Sounds like you made a great investment Hedy!

I like the 1031 exchange, but it does have its limitations. With inventory so low (in LA especially), we are seeing a lot more deals falling out due to the time limits. 

What I have been pointing people towards is the Deferred Sales Trust. What happens is the property is put into a trust during escrow, and all proceeds from the sale are put into the trust instead of going straight to you. You control the trust, so you can then invest in another property, but without the time limits. It is all tax deferred just like the 1031. It also doesn't have to be invested into a "like kind" property, or you can invest in multiple properties, or anything really.

New member in Los Angeles here. I'm a real estate agent and investor. I work the greater LA area and also Palm Springs. I'm originally from Missoula, MT where I have a duplex.
