@Andy Whitcomb - Congrats on your success with this! I just locked up my first few projects in the San Diego area for this model. 

Your numbers are incredible. Do you manage the units yourself or are you outsourcing most of the turnover duties? I'd love to chat with you more about your model and see if we can share ideas on expanding it out a bit. Would you be open to a quick phone call or email on this subject? 

Hey all!

I wanted to get this conversation started to see if any investors out there are currently sandwich leasing properties for the main purpose of subletting through Airbnb. 

I came across a landlord who is looking to rent her home here in San Diego for $2,700 a month. I ran the property through my Airbnb formula and I figured if I sublet this home through Airbnb I would be able to bring in $1,500 a month ABOVE rent, management and reserves. This is crazy to me and made me this would be a great model to explore. (yes, I considered vacancy, management, reserves, staging and local fees into my projections) 

Has anyone done this before? Have you leased a home with the purpose of subletting exclusively through Airbnb? What has worked? What was the biggest surprise? We're landlords kept in the dark or aware of the subletting? What is the benefit for the landlord? Did you cut them in on the profits? 

I have a million questions so lets get this one rolling....

@Al Williamson - Thank you Al! This is a great resource. How many Airbnb rentals do you have going right now? Are you only focused in Sacramento? What is your biggest take away with investing in short-term rentals?

@Casey Blakely - Thank you Casey! Have you purchased a property for this business model yet? How is it going? Atlanta seems to be very hot for Airbnb right now. I haven't read anything inregards to the City of Atlanta cracking down on STR like NYC and S.F.

What sub-markets in Atlanta would you say is the hottest to focus on right now?

Hey all!

I wanted to get everyones opinion on investing in single family homes for the purpose of running a short-term rental business through Airbnb. After running numbers on a handful of projects in Vegas, Florida and even San Diego I can't seem to find an argument to NOT invest in this business model.

Has anyone focused on this niche? Are you current investing in properties to exclusively run an Airbnb business? What are your feelings? Pros and Cons? Best areas to invest?

Hey All!

I've been a high value residential real estate investor for 9 years in northern New Jersey. For many reasons I've decided to leave this business model and switch my focus to acquiring apartment complexes. My goal is to acquire 100 rental units by the end of the year in a new up and coming market. 

Due to high taxes, high acquisition cost and renter friendly laws here in New Jersey I am looking to buy my properties outside on New Jersey/ New York. I'm considering Texas, Florida, North and South Carolina however I am open to any emerging market across the Country.

My questions are for the experienced investor in this forum... 

 1) What are the defining factors for you to invest in a new market? 

 2) What markets are you currently investing in and why?

I would love to create a on going conversation on this topic as I am open to sharing all of my research on up coming markets.

Hello Austin!

I'm currently in the process of switching my business model from residential redevelopments to commercial and apartment investing. My plan is very similar to yours however I am approaching building owners with high equity and negotiating short-term financing and raising the reminder through equity partners. The theory is within a few years I will build my "experience" and credit in the banks eyes to be able to replace the seller financing.  I've done this multiple times on smaller assets but this year I am attempting this on 100+ unit complexes. Raising the money, either through debt or equity along with finding a banking institution to lend on a building is a lot easier then you can imagine. Money is everywhere! Finding the deals are the toughest part. Keep me posted on your ventures and i'll do the same. Hopefully we can help each other out one day!

Hey Hey! Eric here...

I've been a residential investor (flipper) for eight years. I've flipped over 100 homes in the past few years. I love this part of the business but it's time for me to make the transition from flipping to large asset holdings. I've owned 30 rental units in my career but I'm no where close to being an expert in this part of the industry. I've committed to making this transition from flips to rentals by the end of 2016 and my goal is to have 100 rental units within 12 months.

I would like to hire an experienced commercial real estate coach to help me make this transition. Who are the top CRE coaches in the business? Can you recommend anyone? Anyone I should stay away from? Is there anyone in this forum who would like to chat about a possible mentor program?
