Hey All,

I have a client looking to buy an existing assisted home-living property in a single-family home and I'm starting my search to find owners. Does anyone have ideas to find them? Find properties and call the owners? Any help would be great!

I love your strategy to build your portfolio! You do have to show that you can afford both mortgages. Unfortunately, banks will not consider STR income when determining your DTI and whether you can afford it. You could lease it out as a long-term and have a partner who does STR, but its not easy to find the right partner :). Talk to a lender though, they will help you know what you can do.

I have an Airbnb and I like Turno to hire a cleaner because it syncs with Airbnb and makes it easy for the cleaner to manage timelines. PriceLabs is great to help you price your STR with its algorithm that uses other airbnb prices, events, and general demand information. Pricelabs also syncs well with Airbnb.

It's great to hear that you are diving into material available for your education and looking to take action! 

I like the idea that you buy a residence for yourself and rent out your existing home. Many investors built a large portfolio by using that strategy and repeating it over and over again because of the favorable financing terms.

I suggest you think about potentially finding a home where you could rent out a portion of it to renters, maximizing it's potential and for you to save more money for the next one!

There should be a way to add the number of days to filter your search!

Sold listings on the MLS is all sold homes. Not just the company you are working with.
