Post: How many pads is too few for MHP

Ok I have found a possible deal. My concern after listening to a ton of podcasts and running the numbers and talking to as many people that will listen to me ramble on about real estate investing. (See rambling). So how many total pads does it take to make it worth it? I have a 15-18 pad park, all city water/sewer and city trash that I can purchase. But is it viable? There isn’t a single park owned home and no Lawncare or any roads to maintain for the park. Is 15 too few? Should I keep looking for something larger?

I’d just go with the appraisal in hand and go to the seller with a new offer of 425,000.  If not walk.  This is a business decision not a emotional one.  Heck I might even go at 420,000.

@Dani Z. I have never been so ashamed to be a part of BP. I hope I can raise my girls/boys to avoid ignorance like yours. Thanks for your opinion on what words can be used. But honestly no one cares. You stated in no uncertain terms that “girls” are more worried about results then stroking their own ego, but at the same time say that everyone should cater to you and request a private company to go out of their way to seek out females to have on the podcast. So is it that you care more about a female voice on the podcast then you do about the content? You can’t have it both ways. Either everyone is equal and you get what you get and you don’t throw a fit. Or you use what you seem to think AND that you specifically need a hand up to get equal to others. Don’t step on other people on your raise to your high and mighty attitude.

So once all said and done iT IS A 7-8 cap for the price and my calculations for expenses. Why is it that people try to sell things like oh CapEx you won’t have any at all. Like what world do they live in?

depends.  Everyone will have a different answer to this.  

What would you do with the 200 dollars if you weren’t putting it into the mortgage?

What happens if you have a unexpected repair come up?  Do you have reserves already?

Your interest rate is super low, given that aspect I would lean towards just paying as scheduled.  

Are you planning on buying more units?  If so I’d use your money to save for a downpayment.  

Like I said it depends.

I just signed up my first new tenant with cozy.  I’ll have to wait until the first of November to see how it works out.  They were receptive to using the system so it works for me.

Personally it isn’t an issue of the credit with a co-signer.  For me it’s all about a six month lease.  

Turnover kills cash flow.  Why make it harder on yourself to be profitable.  

Say sure six months, the rent doubled. Win win.

@C.K. Ebert Oh true. That’s a good point. My first commercial loan is recourse. I guess I never asked the question of how to make it nonrecourse. Guess I live and learn.

@Michinori Kaneko As far as what is told to me. Everyone cares for their yard themselves. I agree there needs to be some kind of repairs on my end eventually. If not today someday.

@C.K. Ebert That’s a good idea. I have a commercial bank possibly willing to fund the loan with 20% down.
