How I have understood the old law and this new law it is since you owned it, not the total time.  So if you bought a home in 2014 and sold it in 2018 you met the requirement to be tax exempt even though you didn’t own it for five years.   But if you didn’t live in it for any period of time but owned it for less then five years it seems to get murky on the final answer.  

But you are good based on the current law and new law if implemented

I would follow up with quarterly inspections.  Or whatever is outlined in your lease.  Most people are reluctant to get rid of their pet.  So it is the trust but verify.

my first thought is she wants to benefit monetarily from what is surely to be a housing shortage causing rent prices to increase.  I second what @Joe Davis said.  What does your lease say?   That is what needs to be followed.

getting a loan unless you have income will be hard to get.  Your bah from the gi bill will not be counted as income.  I'm not sure about the rest of your money.  But I ran into that problem. They won't count it as it is not guaranteed throughout normal services like a W-2 job.

I gotta ask how much was this property.  Sounds like it could be a good deal once the tenants are gone or paying closer to market rate rent.

my thought is this is a counter offer. You shouldn't be held to that offer unless you accepted it.  Counter with what your terms are and go from there.

I would second that, also Orange County doesn't allow short term rentals either. So you could find yourself in trouble with the HOA, who has a ton of power in Florida, and the county.
