If you can wait it out , give it 12-18 months there. Interest rates are moving higher it will slow down

Hi all, I'm active rehabber the last few years and I also flipped several to investors. Also looking to network with some others interested in Atlanta, (North Atlanta -Gwinnett and Dekalb counties) Check out what I've worked on recently and about to add several more on to the site. The bust was so bad that banks will not soon forget and investors won't either. It is still hard to get loans for houses. This is just one mans opinion. Invest wisely, always make money when you buy. Don't over leverage, (banks now won't allow it) We will have a correction , when, maybe in the next 5-7 years when 2008 is about 15 years out of the banks memory.

I'm born and raised in Atlanta and might be able to help here.  I'm a full-time rehabber and I like to network with people to find houses to rehab.  Take a look at the recent rehabs I've completed and other flips.

Let me know what direction you want to go in - Buy and hold (rental) -- Or simply want to update and repair and resell the home.  We have a good team here.

Richard , always best to stay where most of the population is so you keep the property rented out , Dalton Ga has very few people living there, and limited industries. Gwinnett county has 1,000,000 people in our county, with business growth and development and a chamber of commerce that's nationally ranked for bringing those higher paying jobs in and most important many of the schools are top ranked as well.

Wonderful potential rental property for you in a great area of Gwinnett County and schools.

Currently a 3/2.5 -- was looking to modify and change the attic area to a finished to make the house a 4/2.5... Get higher return on resale or more on rents.

House sits in a quite neighborhood, Cul-De-Sac lot, HOA of only $20 a month keeps it clean, over 2,100 SQFT. Former military owned, so really clean not much at all to do, pretty much turn key!

Rents range 1100-1250-- I tried to upload a video from the street view - Let me know and I will email it.  

Cash purchase only - We will do a double close with our attorney- O'Kelley and Sorohan --Close by the end of the month.  MORE pictures on Zillow - we've had numerous calls on it while in SS status, but wanted to push it out to investors here too.
