my wife and I got a house under contract yesterday for a home in Arlington Texas for $148000 and the ARV is around $240- 250 we figured the rehab to be around $40-50k does anyone have any recommendations for a private lender or a hard money lender that we can contact? we were also thinking of maybe turning it into an Air b&b because it is so close to all the attractions any insight on that? right now we are toying with just flipping it.

We have been trying to train a young man to bird dog for our wholesaling business. he is in his early 20s and seems to be very interested in doing this for us. he doesn't have transportation other than a bicycle or friends that can pick him up and he also doesn't have a job or any money. I don't want to overwhelm him to discouragement because of the numbers game. He does know that He won't get paid until we close on a home and he does see the bigger picture, with that said, does anyone have any advice for me that I could give him to motivate him to find these properties without having to get out and drive/bike for dollars everyday other than using the mls. I'm a newbee investor, What does the real estate agent mean by what date are you wanting to close if you make an offer and it still hasn't been accepted? I keep telling her that I can close in 7 to 14 days from date of acceptance since I have cash buyers. please what can I say or do to clear this up?

I'm New in wholesaling, I found a HUD home that has an ARV of $160000 they are asking $65000 I offered $73000 on it. the repairs are around $34000. I have never done a HUD home before. should I be Leary of this? I have been told before that there are waiting periods and all kinds of hoops to jump through. I what should I expect?

I have a real estate agent sending me properties that she already has under contract and she doesn't have any buyers, she is also charging a non refundable $5000 like New Western but she doesn't work for them or any other wholesaling agency that are like them, she works for a brokerage. my question is should I try to joint venture with her? she sent me all the details to the properties and they look like great deals with pretty good spread and they're off market, what should I do?
I am also looking to get involved in meetup groups on Sunday because of my work schedule. I have been learning about wholesaling since March and would enjoy some feedback and tips and possibly a good mentor to get my Wife and I moving in a positive direction.
I work full time in construction, I am just trying to leverage my time at this point, any suggestions?
I have been trying to get my wholesale business off the ground but I have been having issues with finding an investor friendly agent to help me, I know it's time consuming for the agent so I have been thinking of being my own agent so I could possibly do retail as well as wholesale , I guess my question is would this be a good idea or should I keep looking for that rare agent?
