If you can find a good property to flip personally I would go in that direction to start out with. It would allow you to build more capital to finance future goals.

Laminate is great but there seems to be some sort of stigma attached to it in many markets. With that being said I think you would be better off going with hardwood especially with only 800 sqft to cover.
