@Nathan G. Your comments seem to pertain to those who have one or two “vacation rentals”. Yes, these individuals don’t have business systems in place to handle their issues which require their time. I’m really not going to argue my business or your business but mine is extremely different then seasonal rentals in Wyoming. Very beautiful place by the way! @Lucas Carl there are several markets across the country that do extremely well. What I have observed in several instances is that people are really not purchasing an investment or a revenue stream. They are purchasing a property to offset their expenses to “go visit”. They then come on different sites and complain and complain about their experiences. If you choose not to put systems in place to run a “business” then you will become a slave to the property. It happens the same way in the long term rental and flipping business.

@Nathan G. It’s amazing what people will write when it sounds like they have absolutely no idea what they are talking about. You really do others a disservice when you spout out things that you “suppose”. If you have never had an STR why comment? By the way STR stands for short term rental.

@Ashley Wolfe it is very possible to manage several STR’s remotely. We do it in several states and others who say you cannot have never done it. @Lucas Carl is right on with his assessment. The key ingredient to long distance management is having a team locally with 3 backups minimum. Ask questions about response times and guarantees. Send me a PM and I can help you out. It’s amazing how many people with no experience care to respond and have no earthly idea what they are talking about.

@Brandon McLean it looks like you have a great list compiled for sure. Everything is geographic as it pertains to needs and requirements. Our Florida properties require very different things then mid coast Maine. Lastly, if you have 91% occupancy you aren’t charging enough.

@Steve B. If you had multiple STR’s you would not have gadgets or games that could break or lose items. We have logged calls about the TV remote at all hours of the night. We fixed that problem but I will never have anything that needs troubleshooting.

@Jennifer Lopez if you only have a couple STR’s unsure then with the correct policy and get an umbrella as well. The LLC comes into play after several properties are acquired.

@Mike Mepham it looks like you are looking at full retail properties on MLS and hey definitely aren’t deals. Also, I would never buy a short term property that could not cover itself if I had to flip it to long term.

@Vance Olson I always say that the deal of a lifetime is found every day but the market is at the top. Is real estate a true definition of a “market”, well not really, but inventory is very high in several coastal towns because prices are too high. If I were investing in Florida coastal towns I would research debt free properties and pay the price asked with fantastic terms. Deals are made not found!
