Post: Help! Insurance quote with or without wind

In the state of Florida you are required to have wind if you are in certain areas and have a mortgage. It is only a requirement of your bank so if it’s free and clear you can do anything you want. I always have wind on all our properties. Now, filing a claim and getting compensated is a whole other story. Good luck!

This is a reaction to their plummeting user base / customers. Air BnB has 6 times the users and platforms like Booking.com can acquire customers at a much lower acquisition cost. It will be a matter of time before their is a merger or acquisition, or they will die on the vine. Unfortunately, I was one of their first users but it’s only a matter of time.

Unfortunately, this is one of the reasons I left the platform. The service you are actually contracted with is vacation rent payment and they are TERRIBLE. It is 100% renter driven and there is really no recourse unfortunately.

We were very disappointed in the bedding. It appeared to have been just purchased and it was not comfortable at all. The sheets were so soft that we were not used to that. Also, we allow our dogs to sleep with us every night and the hosts did not encourage that. Long story short they were accustomed to sleeping in dirty sheets and dirty comforter. I have several more, even more bizarre.

I would file the claim immediately and if there is a review submitted by him you can preempt his with a, “Nice guest and we were able to resolve the accidental broken TV. Thanks to AirBNB for all their help and insurance.”. This way if a bad review gets written you are on the record.

When looking at your possible purchase it looks pretty good when factoring in some things. I'm assuming your mortgage payment is PITI, and since it is non owner occupied you have factored in a bump in property taxes after the purchase. Again, I don't know your local tax laws.

The only glaring figure that is way off is repairs. Your repair number will average 23% - 41% depending on a whole host of factors. Remember, this isn’t a long term rental so anything, and I mean ANYTHING that breaks needs to be repaired. Also, you need a supplies figure for your size property. 

I think you have a possibility.

Where is this obscure AIRBNB setting that is wrong?

My month of June has 29 of 30 days booked at Top dollar. Not a single reservation came from Airbnb. But I am not renting a couch or a room. I am running a VRBO not an Air Bead and Breakfast.

 That’s fantastic! Seeing you’re inferring that somehow my properties are a simple bed in a room we only rent four bedroom homes in year long markets in Florida, California, and Maine. The least amount we get is $495 per night and at peak times we get $1995 per night. So, I’m happy you are doing so well with VRBO, but your market is dramatically different then our markets. Continued success!!

You don’t have your AirBnB settings set correctly and your fees through HA/VRBO will cause you to collect less. I know we have debated back and forth on this and AirBnB is not a great fit for your market, but the amount of AirBnB users is 6 times more then HA.

Clarification: 4.5% with little down with a large institution is not going to happen. Larger down and a private lender or local bank...... who knows?
